How this calculator works

  • Each payment first covers the month's interest (balance × rate ÷ 12); whatever remains reduces principal. As the balance falls, the interest share shrinks and payoff accelerates.
  • On a 30-year loan at 6.5%, you don't reach 50% equity from payments alone until around year 19.

Frequently asked questions

Why is so much of my payment interest?

Interest is charged on the outstanding balance, which is largest at the start. A $320k loan at 6.5% accrues about $1,733 of interest in month one — most of a ~$2,022 payment.

Do extra payments change the schedule?

Yes — extra principal skips ahead on the schedule, permanently reducing the balance that future interest is computed on. See the mortgage payoff calculator.

Is amortization the same for car loans?
